When a recoat is the right call
Plenty of Bedford floors are not worn out. They are dull, scuffed in the traffic paths, and have lost the sheen they had when the house was new, but the wood underneath has never been reached. A floor in that condition wants a screen and recoat: scuff the existing finish so a new coat grips, clean everything, and roll on fresh finish. It is one day of work in most rooms and it does not spend any of the wood.
There is a simple test you can do yourself. Put a drop of water on the worst-looking spot. If it sits and beads, the finish is still doing its job and a recoat will hold. If it soaks in and darkens the wood within a minute or two, the finish is gone in that spot and you are looking at a sand-back.
Stairs, halls and the parts that wear first
In a two-storey house the stairs go before anything else, because every trip through the house uses them and the nosings take the worst of it. Stairs are their own job: they are sanded and finished by hand, they take longer per square foot than open floor, and a quote that does not mention them separately has probably not accounted for them.
